This extensive and complex three stage project in Far North Queensland presented significant site development and construction challenges. Information from client site visits, participation in a Paynters Study Tour to New Zealand and data from a thorough market, demographic and site analysis were all important to the planning workshop, which resulted in the client and other key stakeholders reaching consensus for a preferred way forward in one day.

Stage 3 of this project involved the conversion from a 20 year old high care building with shared bedrooms to a contemporary high care unit with single bedrooms with ensuites, and suitably proportioned dining and living areas. This unit now provides a more homelike and enjoyable place for residents to live, and a level of accommodation that is more aligned to market expectations and consumer choice.

During design, maximising the floor area for new residential care facilities within a restricted site between easements and an existing building, while still complying with certification requirements e.g. clearances for fire rated zones meant careful design planning and coordination between Council Planning Officers, Certifiers and Consultants.
