Paynters sourced the land for the Department of Housing and then completed this Design and Construct project based on preliminary designs and investigations completed by Building and Asset Services. This innovative government program was developed to overcome difficulties securing suitable land in a competitive and fast moving property market. Paynters specialist land acquisition team was able to secure suitable land to support the delivery of this much needed Social Housing. The 5 storey, lift served building accommodates 16 x 2 bedroom units that are all of Gold or Platinum standard, which incorporate multiple accessibility measures.

The plan provides two units with street frontage per floor and another pair of units located at the rear of the plan, separated by the shared circulation core. A covered communal space is located at the rear of the ground floor adjacent to the landscaped back yard, as part of the strategy for complying with the acoustic characteristics of the site.

A specialist acoustic report was prepared and the design developed to meet all aspects of the relevant development code. The overall form of the building is articulated with combinations of solid and lighter screening elements, as well as contrasts between light and darker coloured forms. The exterior features a modern ‘wrapped roof’ element in several locations.
